Well, we've all heard the "doom & gloom" that the media has been shouting about for the past year or so. The truth of the matter is that, yes there is ample inventory and prices have flattened out. But, honestly, what did you expect?? Thirty percent appreciation rates couldn't possibly last forever...because if they did, then no one could truly afford to buy a home in our area as wages are not able to keep up with this frenzied pace.
The market has normalized with buyers able to comparison shop without the worry that a home that they like will be gone tomorrow if they don't act today. That was then and this is now. So what does that mean to sellers? The savvy seller must hire an even savvier agent to ensure that the home is competitively priced and properly exposed from the moment it hits the market. Otherwise it will languish on the market as other homes around it that are priced and marketed correctly sell.
